Why 43,560?
Before England had surveyors it had plowmen, and the acre is what a plowman observed, not what a mathematician designed. A single furrow ran the length a yoke of oxen could pull before they needed rest — standardized over centuries into the furlong, 660 feet (one-eighth of a mile). The plow's blade cut a swath one chain wide: 66 feet, or four rods. One furlong × one chain = 43,560 square feet. The Statutum de Admensuratione Terre, issued around 1300 under Edward I, locked the number in. It has not moved since — not through the Industrial Revolution, not across the Atlantic, not through the 20th century's metric reforms.
That is why the conversion is exact rather than measured. An acre is definitionally 43,560 ft². There is no instrument error in the factor itself; the only error enters when the foot doing the measuring silently changes — which it did in 2023 (more on that below).
Reading a Deed: 2.3 Acres = 100,188 sq ft
A real-estate deed quotes acres to one decimal. A fence contractor, a landscaper, or a concrete crew quotes square feet. The bridge is ×43,560:

A "40" — the quarter-quarter section of the US Public Land Survey grid. Large enough that square feet stop being useful and acres (or hectares) take over. The conversion still holds; the unit just stops fitting human intuition.
The 2023 Survey-Foot Abolition
For most of US history there were two feet. The international foot (0.3048 m, exact) and the US survey foot (1,200/3,937 m ≈ 0.30480061 m). An acre in international square feet was 4,046.8564224 m²; in survey square feet it was 4,046.8726099 m² — a difference of about 16 cm² per acre. On a single lot, that is smaller than the tape measure's own uncertainty. But a legacy deed surveyed in survey feet, converted to square feet and then to acres using the international foot, drifts by a hair per acre — and across a 640-acre section, the two methods disagree by roughly 10 m², about the size of a small bedroom.
On January 1, 2023, NIST and NOAA deprecated the US survey foot. All new federal surveying uses the international foot. The acre-to-square-foot factor — 43,560 — is unchanged. What changed is the chain of units feeding into it for pre-2023 plats. If your title predates 2023, the square-foot area your county recorder computed may rest on the survey foot; a modern restatement on the international foot will differ by that hair per acre. Square feet are the working unit of everything built on the land: a landscaping bid priced per square foot of lawn, a septic system sized to square feet of drain field, a setback measured from a property line in feet. Acres are the unit of the deed. The conversion between them is the moment a legal description becomes a buildable plan. A "two-acre" minimum-lot zoning ordinance is really a 87,120-square-foot floor; a builder who misreads it as "two square feet per something" has made a category error no calculator catches. And a homeowner comparing "0.5 acre" to a neighbor's "20,000 square foot" lot is comparing the same number in two dialects — 0.5 acre is 21,780 ft², so the neighbor's lot is smaller.
Engineering Context
Civil engineering inherits the acre in hydrology and stormwater, where the Rational Method (Q = CiA) expects area A in acres for US practice and hectares elsewhere. But the conversion does not stop at acres-to-square-feet: rainfall intensity i shifts from in/hr to mm/hr (×25.4), and discharge Q flips from ft³/s to L/s (×28.317). A detention basin sized for a 100-year storm using the wrong combination of these is dimensionally inconsistent and the storm over-tops it.
